Often times when deciding to make a home purchase there are those things that you must have and those that would be nice to have. Depending on your needs, the cost of your new home will greatly depend on your needs vs. your wants. For example, lets consider a single family with two children. Your needs may demand that you buy a home with 2 bedrooms, 1.5 baths, and a minimum of 1,200 square feet. This scenario would require the children to share a bedroom but the over all size of the home gives you more comfortable living space. At a minimum this is what you require to make a home purchase. Comparing this to your wants may look something like, 3 bedrooms, 1.5 baths and 1,400 square feet. The difference in the size of the home will affect the price of the home by thousands of dollars and make the difference between staying in the home your currently reside, renting, or buying a smaller home. Knowing your needs up front can greatly reduce the amount of homes you preview and utilize your time more efficiently.

In determining what your needs are in a new home you should first know how much you can afford for a new home. If you are on a tight budget your needs may be all that is met when buying a new home. If you have more disposable income to put towards a monthly mortgage payment you can buy a home that has additional amenities that meet both your needs and wants.
